A UK based house builder specialising in the delivery of high quality, zero carbon Smart Homes in London and South of England. Verto Homes work with a select handful of experienced property investors, purchasing land sites, redeveloping and ultimately selling new build residential properties through single project, special purpose vehicles. It has developments at various stages of construction with a combined Gross Development Value of over £21m in London and the South West of England. Verto Homes is already making sustainable living a reality with the launch of their zero carbon Smart Homes and the company is now on track to become the UK’s largest sustainable house builder by 2020.
Tolcarne Project - Hilgrove Mews
The Tolcarne Project, is the development of 20 zero carbon Smart Homes, featuring a diverse mix of house types.
This phase consists of eight apartments, each with private parking, two bedrooms, two bathrooms, generous open plan living areas and south facing balconies. Eight, three bedroom, four bathroom houses arranged over three levels, including integral garages, south facing gardens and open planned living areas.
A final house type will deliver two pairs of semi detached homes, featuring three bedrooms, three bathrooms, integral garages and south facing balconies and gardens.
A zero carbon home is one that doesn't consume fossil fuels for heat and power. It is highly insulated and uses renewable energy to power its needs.
Technology included in a Verto Homes consists of ASHP's, MVHR's, integrated solar roofing, PIR's and a mini server (brain) controlling the home via a smartphone App.
All new homes have a vital role to play in helping to meet the UK’s Climate Change Act 2008 of a 60% reduction in carbon emissions by 2050.
All Vertos' Smart Homes are sold at an equivalent £psft as standard specification homes available locally through traditional housebuilders therefore, Vertos' buyers do not pay a premium for buying a higher quality, sustainable hom
The units will be priced from £195,000, for a two bedroomed apartment, through to £325,000 for a three bedroomed, four bathroom family home, directly in line with new build property prices in the area, yet as mentioned, with Verto's zero carbon Smart Home technology adding saleability and added value for buyers.
Investors will invest into an SPV, which will hold freehold title to the land on which it develops, providing the SPV with an underlying asset and collateral.
Development funding is being provided for the construction by Funding Circle Plc and revenue will be generated by the sale of the 20 units once they are completed.
